Finding Foreclosure Investing Property

For the real estate investor, there are many avenues to find property for sale.  Foreclosures are a little different, but finding foreclosure investing property is not difficult if you know where to search.  

'    Local newspaper - By law, foreclosure properties are required to be printed in the local newspaper of the city where the foreclosure will take place.  A daily scan of the daily paper will provide you with a list of properties to be sold in foreclosure.  Be sure to check various newspapers if you live in a state that has more than one newspaper.

'    Local courthouse - Foreclosures are listed on public bulletin boards at your local county courthouse.  This is a great way to find potential investment property.  

'    County Records - Going to your local County Recorder's office and doing a search for property information is perfectly legal since the information is a matter of public record.  Here you can find great leads for property with tax liens, pre-foreclosure, or foreclosures.  

'    Banks, Private lenders, Real estate attorneys - Networking with others in your niche market can give you the inside scoop on potential foreclosures and other vital information before it is made public record.  For instance, if a property owner has fallen behind on their mortgage payments and foreclosure is in the near future, a real estate attorney may have information on this beforehand.  In some cases, you may be able to work a great deal with the homeowner and help them avoid a foreclosure altogether.

'    Internet Foreclosure Listings - Subscribing to a few of the foreclosure listing services can save you a significant amount of time.  These services provide listings in your area and you can choose which ones you would like to investigate further.
Some say finding locating property is difficult, but as you can see it can be as simple as picking up the newspaper or better yet, clicking your mouse for a list of pre-foreclosures or foreclosures in your area.  Create a network in your area and get a head start on foreclosure investing opportunities.
